One of a series of studies of overlapping volumes, this is modern interpretation of a traditional farm house design. These house plans are designed for to face north or if mirrored east.
Part of the basic concept of this house is that the flexibility of its design. It can accommodate 3, 4 or 5 bedrooms. See its sister house the Garavogue which has 4 bedrooms. This flexibility means that you can build what you need now, and if your needs change, the house can too – without compromising the design of the house or your budget.
It features a porch with cloak and boot store, a generous dining-kitchen and off the dining-kitchen, a family room with windows on three sides. A feature of this design is double-height living room with gallery. Both the kitchen-dining and the living-room open onto a sheltered shared patio to the south west of the house.
The bedroom accommodation is split between the ground and first floor and consists of five generous double bedrooms which all face south, three of which are en-suite. The master bedroom is en-suite and has a walk in wardrobe.

Externally the house is finished in a simple palette of plaster, slate, dark fascias and windows, half-round gutters and zinc roofed extension.
